Learn MoreWhat we tell South Pasadena owners
Close to half the homes here predate 1950, and a few chimneys were built before clay flue liners became standard. If yours has none, that changes what is safe. We check, then explain what it means, without pushing any fix. Shaken twice in four years, in 1987 and again in 1991, this city's old brick has had a rough time. Hot summers, cool nights and fall gusts have continued that wear on joints and caps.
What We Look at First
Whether a flue liner exists at all, then quake wear from 1987 and 1991.
What Cannot Wait
An unlined flue carrying a live fire, brick shaken loose up top, a cap ready to come off.
What Can Wait
Old tile in a Craftsman surround, tired paint, a smoke stain with no new growth.
