Learn MoreWhat we tell Malibu owners
After the 2018 and 2025 fires, many lots here are rebuilding, and some old masonry chimneys are gone. If one still stands on your lot, whether it can be used is a serious question. We answer it plainly so you can plan. Malibu gets it from both sides: marine clouds and salt on the water side, strong Santa Anas in the canyons, with large areas mapped very high fire hazard. Northridge was felt strongly here in 1994, so nothing old gets assumed sound.
What We Look at First
Heat damage on any chimney that survived a fire, salt corrosion near the water, spark screens everywhere.
What Cannot Wait
Fire-cracked masonry on a surviving stack, a spark screen with holes, a rusted-out cap by the ocean.
What Can Wait
Salt film on stone, weathered canyon stucco, soot on a surround when the flue itself is sound.
Next Door
We also go to Las Flores, Decker Canyon, Westlake Village.
