You have read the report. Here is what to do first.

Read the failed item and look at the photo beside it. Do not use the fireplace until it is repaired. That is the one firm rule, and the rest of this page is about order and cost.

If you are in the middle of a sale, call your agent. What a buyer asks of the seller is theirs to work out. We stay out of contract advice.

A cap costs $170 to $685. A leak repair costs $570 to $3,400, a wide range because the cause differs. A cricket, which is the little roof piece that sends water around the chimney, costs $455 to $1,030. A cricket with a full flashing replacement costs $685 to $1,700.

If you would rather switch to gas, a gas insert is $2,850 to $5,700.

A crown, a flue liner, a chase cover, a damper, flashing by itself, mortar and masonry, a smoke chamber and a firebox are quoted after the inspection. Their cost depends on what we find up close, so we would rather not guess. The quote is in writing and in plain words.

A small cosmetic crack in brick that does not touch the flue may be fine for a while. A damaged liner is not. The report separates the two, so you know what to do first and what to leave until the budget allows. Ask us to mark the order on your copy if that helps.
